Tenants guide to renting

We endeavour to accompany all viewings, in order to meet the prospective tenants, to establish a one to one relationship. We will do our utmost to arrange a suitable time for viewings to take place, be it during office hours, evenings or weekends.


Once you have selected a property you will be required to complete a written application, provide two forms of identification (one photographic) and pay an administration fee.


At this point general details and requirements can also be established, such as the term of the letting, date of proposed occupation and due dates of outstanding costs, e.g. full deposit and first months rental payment


We will undertake referencing, this procedure normally includes employer's reference, existing landlords reference and credit check. Should a tenant for any reason fail any of the above checks a Guarantor may be required to underwrite and safeguard any rent liabilities. This however is at the landlord's discretion.


This procedure generally takes 5-10 workings days depending on how quickly responses are received.

Tenants liabilities and costs




"The cost of renting a property can vary depending on its location, size and condition"


Rents are due on a monthly basis and are payable in advance, normally this is received by way of standing order unless an alternative agreement has been made. In every circumstance the first months rent is due in cleared funds prior to occupation along with a security deposit, which is generally equivalent to one months rent.


The deposit is held by DPS (The Deposit Protection Scheme). At the end of the tenancy, if the landlord and tenant agree how the deposit should be repaid, they advise 1st Call who will liaise with the scheme administrator, who will pay out the money as agreed, plus any interest earned on their share.

Please note the deposit cannot be used to cover the rent or additional costs any stage throughout the tenancy.


A fee is payable to 1st Call Sales & Lettings to cover the cost of referencing and administration prior to the start of the tenancy.


Our administration fee is £200.00 + vat and £50.00 + vat for each applicant thereafter. Only applicants over the age of 18 will be charged for this service.


If you do decide to rent a property, as well as the rent and deposit there are other outgoings you must consider, these include council tax, gas, electricity and water supplies. In addition if you require use of a landline and / or satellite television you will again be responsible for those costs.


Only applicants over the age of 18 can rent a property as a legal contract needs to be signed.
